Finding a basement waterproofing contractor in metro Detroit usually means choosing between lead-generation sites that get paid when you submit a form and review platforms that cannot tell you whether a license is real. This directory takes a different approach: for each company we publish a public record, every fact labeled with its source, its verification status, and the date we checked it, alongside something no other directory has, the basement-flood risk of the communities that company actually serves.
License and BBB status at a glance
These are the two checks worth running before any sales visit, shown for every published record. Each label matches the full record, where a note says whose name the license is under and when we checked it. Where a record says qualified, the license we found belongs to an owner or an affiliated company, so ask which business will sign your contract.

More records are in verification now. Each is checked by hand against the company's own site and public records before it is published, so this list grows deliberately, not by scraping.
The working roster
These are the basement waterproofing, crack repair, and foundation companies we have identified operating across metro Detroit, compiled from public listings and each company's own website (June 2026). Listed alphabetically. A listing here is not an endorsement and says nothing about quality; it means the company appears to actively serve the region. Records are published as verification completes.

Hiring in a high-risk community?
The right fix depends on where you live. A pre-1960 home in a combined-sewer community faces city-main backups, where a backwater valve matters as much as any drain system; a newer home on higher ground may need only a crack repair. Before any sales visit: check your community's Basement Risk Index, read how to vet a waterproofing contractor (license, warranty, red flags), and know the 2026 metro Detroit cost ranges so you can tell a fair quote from an oversell.
Contractors by community
Every one of the 116 community pages carries a "Hiring in" block listing the licensed contractors whose own listings say they serve that city, next to the city's risk score and sewer status. Start from your community page, then open the records.
Frequently asked questions
How do I check a basement waterproofing contractor’s license in Michigan?
Michigan licenses residential waterproofing through LARA, its licensing department, either as a Residential Builder license or as a Maintenance and Alteration license that lists basement waterproofing among its trades. Search the company’s name in LARA’s license lookup, not a number a salesperson hands you, and check that the name on the license matches the name on your contract. Our guide to vetting a contractor covers warranties and insurance too.
How do I check a waterproofing contractor’s reputation?
Open the company’s BBB file and read the complaints and how each one was answered, not just the letter grade, and note how long the file has been open. Compare review counts and dates on more than one site, because a sudden burst of reviews says less than a steady record. Ask for two or three jobs the company finished in your community in the last year. We do not rate companies. Each record shows what we found and where, so you can run these checks yourself.
What does basement waterproofing cost in metro Detroit?
Angi’s Detroit pricing data puts the average at $3,369, with most homeowners paying between $1,022 and $5,826 (updated October 28, 2025). A single crack injection runs $800 to $1,500, an interior drain tile and sump system typically $5,000 to $15,000, and exterior excavation $10,000 to $25,000 or more. Our 2026 cost guide breaks out each method with its sources.
My floor drain backs up in storms. Do I need a waterproofing contractor or a plumber?
It depends on where the water comes in. Water rising through a floor drain is a sewer problem, common in combined-sewer communities, and the usual fix is a backwater valve, about $1,500 to $3,500 as a retrofit. Valve installs are plumbing work under Michigan code and need a permit, so ask who pulls it. Water seeping through the walls or along the floor edge is the waterproofing side. Some basements have both, which is why a good contractor diagnoses before quoting. See our backwater valve guide.
Do companies pay to be listed here?
No. Companies cannot buy placement, ratings, or the removal of a fact, and any company can confirm or correct its record for free. Separately, if you ask us to connect you with a contractor for an assessment, we may be paid for that referral, as the footer on every page says. A referral never changes what a record shows.
Are you one of these companies?
Your record is free, and confirming it takes minutes: verify your facts, add your logo and photos, correct anything wrong. Accurate records are also what AI assistants and search engines increasingly cite.
Confirm your record, free →About this directory: records are compiled from public sources and each company's own published information, labeled by verification status, and correctable by the company at any time.
